Au mois de septembre 2022, l&#8217;inflation a atteint 11%.<\/p>\n<p>Le Gouvernement wallon a donc d\u00e9cid\u00e9 de limiter l\u2019impact exceptionnel de cette inflation sur le m\u00e9canisme d\u2019indexation des loyers. <\/p>\n<p>Le 19 octobre 2022, le Parlement wallon a adopt\u00e9 un d\u00e9cret  modifiant l&#8217;article 26 du d\u00e9cret du 15 mars 2018 relatif au bail d&#8217;habitation et limitant l&#8217;indexation des loyers en fonction du certificat de performance \u00e9nerg\u00e9tique des b\u00e2timents.<\/p>\n<p>Ainsi:<\/p>\n<p>&#8211; les immeubles disposant d\u2019un certificat PEB not\u00e9 A, B et C ne seront pas concern\u00e9s par l&#8217;application du d\u00e9cret (logements consommant annuellement moins de 255 kWh\/m2) ;<br \/>\n&#8211; les loyers des immeubles disposant d\u2019un certificat PEB not\u00e9 D verront leur indexation limit\u00e9e \u00e0 maximum 75% (consommation annuelle entre 255 et 340 kWh\/m2) ;<br \/>\n&#8211; les loyers des immeubles disposant d\u2019un certificat PEB not\u00e9 E verront leur indexation limit\u00e9e \u00e0 maximum 50% (consommation annuelle entre 340 et 425 kWh\/m2);<br \/>\n&#8211; les loyers des immeubles disposant d\u2019un certificat PEB not\u00e9 F et G, ainsi que ceux des immeubles non pourvus de certificat PEB ne pourront pas faire l&#8217;objet d&#8217;indexation (consommation annuelle de 425 et plus de kWh\/ m2).<\/p>\n<p>Ce d\u00e9cret, publi\u00e9 le 3 novembre au Moniteur belge, est entr\u00e9 en vigueur d\u00e8s ce 1er novembre 2022.<\/p>\n<p>\u27a1 Vous \u00eates propri\u00e9taire d&#8217;un immeuble lou\u00e9?
